Set in peaceful countryside within easy walking distance of Hawkshead, Roger Ground House is a wonderfully characterful Grade II-listed Lake District holiday cottage for ten, made for family gatherings, groups of friends and multi-generational holidays. With five bedrooms, four bathrooms plus an additional WC, extensive secure grounds, private parking for three cars and EV charging, there’s plenty of space for everyone – including up to three dogs, who stay at no extra cost.

This is an old Lakeland house with real personality, where uneven floors, exposed beams, original wood panelling, traditional fireplaces and quirky period details are all part of its charm. Two separate living rooms provide valuable flexibility for a house sleeping ten: one is more formal and traditional, while the other offers a cosier, more relaxed space. Both have wood-burning stoves and Smart TVs, so families and groups can spend time together or spread out when they choose.

The well-equipped traditional kitchen includes a range cooker, two fridges, freezer, dishwasher, air fryer and Nespresso coffee machine, while the separate dining room has a large table where all ten guests can gather for meals. A handy mini utility, just off the more relaxed living room, houses a separate washing machine and tumble dryer – particularly useful for longer stays, families and walking holidays.

Sleeping arrangements are equally flexible, with three super-king bedrooms, one king and one twin. All three of the super-kings can be prepared as twins by prior arrangement, making Roger Ground House equally suitable for families and groups of adults. Four bathrooms, including two en-suites, plus an additional downstairs WC make the house particularly practical when all ten guests are staying.

Outside, the extensive secure gardens and grounds are a real highlight, with mature planting, an orchard, outdoor seating and plenty of space for children and dogs to enjoy the surroundings.

With walks from the door, a traffic-free route into Hawkshead and Grizedale Forest, Tarn Hows, Esthwaite Water, Ambleside and Coniston all within easy reach, Roger Ground House is a superb large, dog-friendly Hawkshead holiday cottage for exploring the Lake District together.
