1 Brathay Fell is a former merchants house, built in the 1870s and operated as a hotel for a period from the 1930s. In the late 70s, the house was converted into the immaculate apartments they are today. The house itself, Brathay Fell, stands in extensive private grounds and is approached by a long drive from the road between Ambleside and Skelwith Bridge – making this the perfect place for your Lake District escape.

Enter through the grand communal hallway and you’ll soon find the entrance to this ground floor apartment. You’ll be greeted into the spacious hallway by way of high ceilings, ‘of-the-time’ décor and a magnificent expression of elegance.

Flowing naturally from the hallway, the impressive and rather sophisticated living space compromises a newly fitted dining kitchen and an open-plan lounge with an array of comfortable seating – be it an evening in front of the SMART TV on the deep cushioned fabric suites, or an afternoon beside the lake view windows, your time at 1 Brathay Fell is sure to be a pleasant one. Adding charm, the wood burning stove is set against a backdrop of full-height windows, ornate cornices and pure grandeur.

A separate snug provides space for a quiet moment, be it to read and make the most of your time away, or to plan your upcoming adventures. A second external door provides access to the private terrace and extensive shared gardens. The snug sofa also converts into a sofa bed, which makes this apartment suitable for up to 4 guests.

The main accommodation is made up of a stunning super-king-sized bedroom, a neat en-suite shower room to the rear and a family house bathroom with free standing bath, basin and WC. The dual aspect bedroom has shuttered windows and French doors, providing an expanse of natural light and access to the private veranda. There’s a definite nod towards the former hotel that used to sit in this very spot: a true showcase of sumptuous luxury.

There is one allocated parking space outside the apartment, with additional visitor spaces right beside the same.

LIVING SPACE - GROUND FLOOR

  • Shared entrance from the grand and recently refurnished entrance hallway. A secondary private entrance can be accessed via the snug once checked in.
  • Spacious lounge with dual aspect, full height windows, comfortable fabric suites and an ideally positioned armchair offering lake and garden views. SMART TV, DVD player and wood-burning stove bring additional comfort and convenience.
  • Newly fitted dining kitchen with underfloor heating, electric oven and grill, induction hob, fridge, freezer, microwave, dishwasher and washer/dryer. Breakfast bar with four stools and separate dining table with seating for four.
  • Cosy snug with sofa, plenty of natural light and ideal for the storage of boots, coats and other outdoor gear. The snug bedroom uses a sofa bed - please request at the time of booking.
  • Outside, there is a private veranda, lake views and 2.3 acres of shared gardens and woodland which provides direct access onto the nearby fells.

ACCOMMODATION - GROUND FLOOR

  • Sumptuous super-king-sized bedroom with integrated clothes storage, high ceilings and French doors leading to the private veranda.
  • Newly fitted en-suite with shower, basin and WC.
  • Recently refurbished family bathroom with free standing bath and shower over, basin and WC.

Need to know

  • Parking is for 1 car and there is an allocated space directly outside the apartment. Additional parking for visitors can be found on site.
  • The snug bedroom uses a sofa bed - please request at the time of booking.
  • One, small-medium sized, well behaved dog is welcome for a small fee. 
  • There is a combination of underfloor heating and individually controlled electric radiators throughout.
  • You are welcome to bring your own cot and highchair, although we cannot provide one.
  • Due to a lack of external storage, regrettably, we're unable to provide logs for the wood burning stove.
  • Please note: 1 Brathay Fell has a septic tank. Appropriate toilet etiquette applies.
  • The kitchen has an induction hob – anyone with a pacemaker is advised to take caution and seek professional medical advice.
  • This is a self-contained apartment with one shared and one private entrance that will be accessible once checked in.
  • EV charging is not available and strictly not permitted using domestic chargers – for safety and insurance reasons, charging electric/hybrid vehicles at the property is prohibited. Each offence will incur a £100 penalty and the security deposit will be withheld. EV charging facilities are available in Ambleside and other nearby towns.
  • Outdoor areas are uneven in places and may become slippery when wet. Please take care when moving around the grounds and supervise children at all times.

Spacious property in a lovely peaceful rural setting within easy walking distance of Ambleside. Kitchen well equipped and bathrooms in good condition. Furnishings elsewhere quite tired with sofa bed in 2nd room not very comfortable. Could do with refresh. Customer service before stay excellent.

Located in the small hamlet of Clappersgate, you’re only a gentle stroll into the well-known, Lakeland village of Ambleside. Here, an array of shops, cafés, restaurants, cinemas and much more awaits.

From the property itself, immerse yourself within the 2.3 acres of shared gardens and woodland, before taking the National Trust footpath from the rear of the property – giving easy access to Loughrigg Fell and an abundance of other walking routes. Or if you’re on the hunt for coffee and cake (and a secret moment of retail therapy) head to the ever-popular Chesters by the River and treat yourself to something delicious.
