Rose Barn is an immaculately appointed barn conversion, set on the site of a former farm, nestled just 1 mile from Hawkshead village. The property has been carefully crafted to create modern day accommodation, while retaining its true charm and character.

Entering through the front door, you’ll be welcomed into a spacious hallway – perfect for storing and drying outdoor gear – with the added bonus of underfloor heating. All on the ground floor, you’ll find two well-appointed bedrooms, one double and one twin (with TV), both with ample storage and tastefully paired soft furnishings. The accommodation is enhanced by offering the first of two shower rooms on the ground floor, benefiting generations of families, or groups of friends, adequate space and comfort for your self-catering holiday in The Lake District.

The first floor is the true heart of Rose Barn, providing a well-equipped kitchen and access to an enclosed, gravelled patio to the rear of the property. To the other side of the kitchen, a glass door leads to a bright and airy living space with comfortable sofas, SMART TV, wall mounted electric fire and a well sized dining table with seating for six.

The master, and king-sized, bedroom at Rose Barn occupies the entire second floor. An obvious outpouring of love has been given to this space, creating a calming and almost haven like atmosphere. In hotel-style, the king-sized bed occupies one end of the room, with a secluded seating and dressing area to the other, as well as a newly renovated en-suite shower room on the same floor.

  • Parking at Rose Barn is found on the grounds of the house for up to 2 cars. Clear instructions will be sent with your arrival information.
  • 1 well behaved dog is welcome.
  • There is gas central heating throughout.
  • This is a non-smoking property.
  • We do not currently have the provision for electric car charging.
  • A cot and highchair are available where requested prior to your stay.

Hawkshead

Rose Barn is well positioned, occupying an enviable location in the small hamlet of Outgate, less than 1 mile to Hawkshead and a short drive to Ambleside. The Outgate Inn is, unsurprisingly, the local ale house and serves good food. In Hawkshead itself, you’ll find most conveniences and an abundance of shops, cafes and dining pubs along it’s largely pedestrianised village centre.

You’re also ideally located for exploring some of the Lake District’s most sought after destinations, including Wray Castle, Grizedale Forest and Tarn Hows. Not forgetting the thrill that comes from scaling close-by fells like Latterbarrow, or embracing the local waters and open-water swimming in nearby Windermere.
